The Global Real Estate (GRE) team supports the business by delivering project management services, leasing and transaction services, lease administration and facility management services. In addition GRE provides strategic portfolio planning support to the business through its Real Estate Operations function which is charged with leveraging all the functional expertise and analytical capabilities of GRE to deliver value added strategies for portfolio cost control, transparency in financial results, their drivers and metrics and efficiency of our decision support process.

The Senior Manager Real Estate Operations will be a key support role for the various GRE functions that directly support IRM. The position will report to the Vice President of Global Real Estate.

For North America (NA) and Western Europe:

  • Be the primary contact point between GRE and the NA Finance team in regards to occupancy cost planning, budgeting, forecasting and variance analysis. Provide answers to all ad hoc financial questions as needed.

  • Create and maintain a working portfolio model for NA and WE that tracks all active buildings, their lease terms, options, costs, associated FM costs, utilities, etc., for utilization in real time for portfolio planning, analysis and metrics.

  • Be responsible for research (on proper accounting) relating to capital leases, sales, purchases, tenant improvements, subleases, Real Estate facility GL coding and other real estate related transactions.

  • Assist with the 5 year portfolio planning process by analyzing the impact of all decisions on a non-cash expense basis

  • Work closely with the Client Solutions and Planning team on the preparation of the monthly executive reporting package for North America, providing all financial information.

  • From a financial perspective, manage the CBRE team with the month end closing activity of the NA FM function. This includes accruals, forecasting, reporting and variance analysis.

For the REIT

  • Oversee the REIT measurement and product allocation process. This includes identifying and tracking new space, coordinating measurement work, maintaining the allocation database and adjusting as Qualified REIT Subsidiary (QRS)/Taxable REIT Subsidiary (TRS) business lines change and shift. Coordinate all changes with the Transactions Management team to adjust product line sub-leases as needed.

  • Oversee tracking and reporting from a product line allocation perspective. Provide resource and assistance for the loading of said budget into the appropriate Hyperion model.

  • Liaise with Corporate Tax on an as-needed basis with respect to any items that may impact portfolio planning or REIT status (such as the annual REIT asset test) or monthly financial results.

For Corporate GRE

  • Be the primary point of contact for the Corporate Accounting group assisting them with all accounting activity as it relates to the RE portfolio. Meet with them on a regular basis to review accounting issue status and close activities.

  • Manage the GRE corporate P&L. This includes working with the VP of Real Estate on all budgeting and forecasting activities. Monthly reporting and variance analysis to the GRE senior team. Decision support on expense management and coordination with the Corporate FP&A group.

  • As necessary, support the move to a global lease controllership structure in Corporate Finance organization.

  • Play a lead role in the oversight of CBRE with respect to lease administration and the Tririga system maintenance

  • Assist the NA project management team in the impact analysis of all capital projects on leased occupancy financial classification or cost.


  • Bachelor’s degree in business, real estate finance, finance/accounting, or other related area is required. Graduate degree in a related field is preferred.

  • Requires a minimum of 5+ years of broad business experience that has resulted in applicant having an understanding of accounting, real estate finance or business finance. Experience in real estate valuation methodologies and modeling experience strongly preferred.

  • Career progression should have exposed applicant to increasingly complex analysis. .
