Responsibilities

The Senior Financial Analyst is responsible for running REIT Compliance reporting and analysis, supporting long range financial modeling, providing process management for the quarterly Supplement Reporting Package, and supporting ongoing enterprise business analysis as necessary. The primary responsibility of the role is supporting Enterprise FP&A’s responsibility for REIT Compliance Reporting by performing the Asset Test compliance analysis. The role has a heavy emphasis on long-term business planning, valuation, and modeling utilizing both financial and non-financial metrics. The Senior Financial Analyst role requires the capability to support a highly complex modeling and testing processes within the scope of positively contributing to the overall team environment of Enterprise Financial Planning & Analysis.

  • Provide support to the REIT Compliance Reporting process including continuously improving existing systems/processes used to perform REIT Tests on a recurring, timely and accurate basis in order to ensure continued qualification as a REIT

  • Provide quarterly business valuation by region and product to assist in capital allocation and REIT compliance metrics

  • Support the REIT Tests and Dashboard Reporting process to define, measure and communicate compliance specific to the company’s ability in demonstrating compliance to the (1) Asset Test, (2) Income Test, (3) Distribution Test and (4) Ownership Test

  • Develop processes and lead the preparation of the company’s Supplemental Reporting Package required by the REIT Investment Community. Manage gathering of data requirements, highlight and address gaps in current and future state reporting and propose remediation

  • Work with cross-functional teams to assist in the development and implementation of policies and procedures to improve operational planning, reporting and analysis

  • Provide analytical support to ensure compliance with REIT requirements, and risk mitigation for potential risk factors

  • Liaise with external auditors, consultants and executive management regarding REIT Compliance Reporting including the definition and analysis of incremental requirements

  • Support Enterprise FP&A’s mission of providing high-quality analytic support and challenging the way that the business thinks about financial performance and measurement

Qualifications

  • Strict attention to detail and intensity around consistently delivering high quality outputs in a limited-time environment

  • Strong analytical skills needed to synthesize large quantities of data, identify trends and drivers, and distill them into insightful analysis for senior management.

  • Intercompany transfer pricing & legal entity-level balance sheet experience

  • Advanced modeling skills and strong organizational and financial skills to analyze quickly and accurately, on a timely basis, and with credibility

  • Ability to build partnerships, influence decisions, and work in a collaborative style

  • Passion for driving and delivering results acting as a financial agitator to provide valuable performance analysis and reporting on a timely basis to help facilitate decision making

  • Fluency in GAAP and traditional non-GAAP metrics; ideally some experience with REIT reporting

  • Quick learner and problem solver who can deliver innovative ideas and approaches when faced with new issues or challenges

  • Demonstrated ability to conduct a broad range of analyses, independently seeking proper techniques and making correct interpretations and appropriate recommendations based on the results obtained

  • High degree of business acumen and ability to interface directly with executive management

  • Bachelor’s degree in Finance, Accounting, Economics or related field; MBA a strong plus

  • Excellent analytical, problem-solving and financial modeling skills

  • Solid proficiency in Hyperion Performance Management Applications, MS Excel and PowerPoint

  • 3-5 years of progressive financial experience focused on providing planning and business analysis support within a large sophisticated corporation; REIT industry experience a strong plus

  • Well-developed modeling skills in MS Excel

  • Experience in MS Access and Hyperion Performance Management suite a definite plus
